La Playa Pool Design and Estimating Tools: Market Study
Oct 23, 2026
Recommendation
Build a small bespoke tool and do not buy a design suite yet. No product on the market takes a gunite pool from a first-visit sketch to a priced proposal. The tools that do 3D design have no price book, and the tools with price books have no pool design. A pool-specific instant quote like Roofle's for roofing does not exist.
Build two pieces on La Playa's existing Cloudflare site, in this order:
- Ballpark range on the quote form. The form already asks project type, budget band, timeline and yard photos. Add size, spa, deck and enclosure choices and show a price range from Steve's own numbers before the homeowner submits.
- Internal gunite estimator for Steve. He enters shape, dimensions, depths, spa and features at the first visit. It computes shotcrete, rebar, plaster, tile and coping quantities, prices them from his price book, and produces a PDF proposal.
An AI concept render of the homeowner's yard photo is an optional add-on to piece 1, at about $0.01 to $0.07 per image. Buy Pool Studio ($125 to $147 a month) only if Steve finds he loses deals for lack of 3D plans.
Sketch2Space is not a candidate. It is a general floor-plan-to-3D tool with no pool, yard or pricing features.
Sketch2Space
Sketch2Space turns a floor-plan image (JPG, PNG, PDF, or DWG on paid plans) into an editable 3D model of rooms, walls, doors and windows. It is built "for architects and developers", not pool builders.
| Question | Finding |
|---|---|
| Pool or yard design | None. A pool exists only as a 3D prop you can drop into a floor plan. |
| Estimates or takeoffs | None. No price book or material quantities. |
| Output | .dae (COLLADA) 3D file and image snapshots only. |
| Homeowner widget, CRM, e-sign | None. It has a REST API and an MCP server for developers. |
| Pricing | Free tier; $5 add-ons; $25 to $35 a month per seat; enterprise custom (pricing API). The site copy still says checkout "opens soon". |
| Company | Israel-based. Domain registered April 2026, docs launched 2026-06-20. No named founders, customers, reviews or press found. |
| Data terms | Uploaded sketches can be used for model training (terms). |
The only overlap with La Playa's need is the idea of turning a sketch into 3D. It shows how cheap a sketch-to-model feature now is to build: it runs on a general AI model (privacy policy).
Builder-side design and estimating software
The market splits into design tools with no pricing and business tools with no design. Skimmer bought Poologics and Pool Builder Geek on 2026-08-24 (Skimmer), and Buildertrend is phasing out CoConstruct, so the category is consolidating.
| Tool | Pool-specific | 3D design | Takeoff | Price book | Proposal and e-sign | $/month |
|---|---|---|---|---|---|---|
| Pool Studio | Yes | Yes | Yes | No | Branded, no e-sign | 125 to 147 per user |
| Vip3D | Yes | Yes, plus landscape and VR | Yes | No | Branded | 167 to 197 per user |
| Poologics | Yes | No | Rules-based | Yes | Yes, with e-sign | 249 to 329 (sources conflict) |
| BuildVision AI | Yes | No | AI, from a PDF plan set | Yes | Quote link | 299 to 599 |
| canibuild | Yes | Site placement | No | Partial | Quote | 225 to 495 |
| JobTread | No | No | No | Yes | Yes, with e-sign | 199 plus 20 per extra user |
| Buildertrend | No | No | No | Yes | Yes, with e-sign | 339 to 1,099 (third-party estimate) |
| Houzz Pro | No | Floor plans | Yes | Yes | Yes, with e-sign | 99 to 399 (sources conflict) |
| Estimate Rocket | No | No | No, sub lump sums | Yes | Yes, with e-sign | 59 to 139 |
| SketchUp Pro | No | Yes | No | No | No | About 33 ($399 a year) |
Pool Studio users report it is expensive, Windows-only, and takes 8 to 10 hours to learn (G2). Aqua Magazine reports many builders still run on spreadsheets (Aqua). A lean stack for a 1 to 3 crew builder (Pool Studio plus JobTread or Poologics) costs about $4,000 to $6,500 a year at list price.
Homeowner-facing estimate and render tools
No pool builder we found, in Florida or nationally, gives a real instant quote. Blue Haven and Anthony & Sylvan sell through an in-home consultation. River Pools runs an 8-step estimator for its own fiberglass models. Roofing and solar have the mature versions, and AI pool renders are now cheap.
| Tool | What the homeowner gets | Price to the builder |
|---|---|---|
| Roofle RoofQuote PRO (roofing) | Address in, satellite-measured roof, priced quote from the contractor's prices | $350 a month plus $2,000 setup |
| Roofr Instant Estimator (roofing) | Satellite-measured estimate with lead capture | $125 to $149 a month |
| MyPoolDesigner.ai | Pool rendered into a yard photo; embeddable on a website | $29.99 to $89.99 a month |
| Visualizee | Photo plus text prompt to a render in about 30 seconds | $15 to $80 a month |
| Eva by Symbiont | Website lead-capture widget with renders | Not published |
| Hayward MyDreamPool | Consumer design tool that routes leads to Hayward builders | Free to builders in its program (older source) |
| Raw image-edit APIs (GPT Image, Flux Kontext, Gemini) | Whatever we build around them | About $0.01 to $0.07 per image (fal) |
All AI renders are concept images. They have no dimensions, no setback check and no price. The only conversion figures, such as Roofle's claim of 2 to 6 times more web leads, come from vendors (Roofle).
Gaps no product fills
Four gaps show up across every tool we reviewed. Each one is something a bespoke tool for La Playa can close.
- Design does not flow into price. Pool Studio's takeoffs do not feed a price book or an e-sign proposal. Today a builder pays for two subscriptions and re-keys the numbers.
- No gunite estimate at the first visit. No tool turns shape, depths, spa and features into shotcrete yards, rebar, plaster area, tile and coping lengths, and a priced range without an engineered plan set. BuildVision needs PDFs, and Estimate Rocket uses subcontractor lump sums.
- No priced homeowner presentation. AI renders look good but carry no price or dimensions. 3D tools carry dimensions but take hours per design.
- Too much cost and setup for a one-crew shop. Per-seat Windows tools plus a $200 to $1,000 a month business platform is heavy for a builder doing 10 to 30 pools a year.
We also found no tool that keeps Palm Beach County unit costs or permit packets current. That gap is inferred from the absence of the feature.
Options and cost
The bespoke option costs the least to run and is the only one that closes gaps 1 to 3. Its real cost is Steve's time to supply a price book and keep it current.
| Option | What La Playa gets | Running cost | Setup effort | Closes gaps |
|---|---|---|---|---|
| A. Buy a pro stack: Pool Studio plus Poologics or JobTread | 3D plans and renders, price book, proposals, e-sign, CRM | About $4,000 to $6,500 a year | Weeks of setup and training; Windows PC | 3 partly; numbers still re-keyed |
| B. Buy cheap website add-ons: MyPoolDesigner.ai plus a form calculator such as ConvertCalculator | Yard-photo render and a generic calculator on the site | About $50 to $200 a month | Days | 3 partly; renders and price stay separate |
| C. Build on the current site and Cloudflare Workers | Ballpark range in the quote form, optional AI render, internal gunite estimator, PDF proposal | Hosting is near zero on current plans; AI renders about $0.01 to $0.07 each | About 1 week for the website piece, 2 to 3 weeks for the estimator (our estimate) | 1, 2 and 3 |
| A + C later | Option C, plus Pool Studio for construction plans on signed jobs | C plus about $1,500 a year | As above | All four |
E-sign should be bought, not built: DocuSign, Dropbox Sign or a similar service can sign the generated PDF.
Proposed build plan
Ship the website range first, because it needs only a price table and measures demand before the larger estimator is built.
- Capture the price book (week 1). Sit with Steve and record base prices by size tier, spa, sun shelf, deck per square foot, enclosure, lighting, heat pump, salt and automation. Check them against 10 to 20 recent jobs.
- Ballpark range on the quote form (week 2). Add size, spa, deck and enclosure choices to the existing form. Show a wide range ("most projects like this: $X to $Y") with the exclusions listed. Log every range shown so close rates can be compared later.
- AI concept render (weeks 3 to 4, optional). Render a pool into the uploaded yard photo with an image-edit API, label it "concept only", and send it in the confirmation email the Worker already sends.
- Internal gunite estimator (month 2). A phone or tablet page for Steve: shape, dimensions, depths, spa and features in, then quantities, priced line items and a branded PDF proposal out. Send the PDF for signature through an e-sign service.
- Review (month 3). Compare lead volume, budget fit and close rate before and after. Decide then whether Pool Studio is worth adding for construction plans.
If the estimator works for La Playa, it addresses a gap other small gunite builders share. Selling it to them is a separate decision for later.
Palm Beach County pricing benchmarks
Public figures put a Palm Beach gunite pool at about $60,000 to well over $100,000. These are cross-checks only: the estimator must use Steve's own prices.
| Item | Published range | Source |
|---|---|---|
| New gunite pool, West Palm Beach | Starts around $60,000; often over $100,000 | Van Kirk Pools |
| Gunite pool, national | $65,000 to $120,000; most near $100,000 | Angi |
| In-ground spa | Adds 15 to 25% to the base pool | Blue Haven |
| Screen enclosure | $12,000 to $30,000+; coastal and high-wind cages at the top | Rainforest Pools |
| Salt system | $1,500 to $2,500 installed | River Pools |
| Heat pump; automation with salt | $5,900; $6,200 (one Florida quote) | TroubleFreePool |
| County permit fee | By valuation, $75 minimum | PBC fee schedule |
| Permit review | 10 to 20 business days (county); 3 to 5 weeks (Boca Raton) | Cool Pool FL |
The estimator should flag the local factors that move price but do not fit a range: a required safety barrier under Florida Chapter 515, HOA review, setbacks (7.5 ft in unincorporated areas), lots seaward of the Coastal Construction Control Line, access, and dewatering for a high water table.
Risks and open questions
The main risk is that a published number becomes a promise. Each risk below has a mitigation in the plan.
- Price anchoring. Homeowners remember the low end of a range. Show wide ranges and list exclusions: enclosure, dewatering, coastal work, HOA.
- Renders that cannot be built. An AI image can show a pool that breaks setbacks or will not fit a coastal lot. Label every render "concept only".
- Fewer leads. A visible range filters out low budgets. That suits a custom gunite builder, but volume will drop. Measure it.
- Stale prices. The estimator is only as good as the price book. Someone has to update it when material costs move.
- No independent evidence on conversion. Every conversion figure we found is a vendor claim. Our own before-and-after numbers will be the first real data.
Questions for Steve:
- How do you estimate today: spreadsheet, memory or software?
- Do you use any design software now?
- How many pools a year, and what is the typical contract value?
- Will you share recent job costs and your current prices to build the price book?
- Are you comfortable showing a price range publicly on the site?
